How many days notice is required for an N4 form after Bill 60?

After Bill 60 (effective November 2025), the N4 notice period is 7 days, reduced from the previous 14 days. The tenant must pay the full rent owing or vacate within 7 days of receiving the notice.

Can a tenant void the N4 by paying the rent?

Yes. If the tenant pays all rent owing (including any NSF charges) before the termination date, the N4 is void and the tenancy continues. Tenants can void the N4 even on the last day.

What happens if the tenant doesn't pay or move out after the N4 expires?

You can file an L1 Application to the LTB to request an eviction order and collect rent arrears. The LTB will schedule a hearing where both parties can present their case.

Do I need to include an NSF charge in the N4?

NSF fees should NOT be included in the rent arrears on the N4. You can claim NSF fees separately in the L1 application or deduct them from the last month's rent deposit.
